What Is A Cost Segregation Study?

A cost segregation study is a set of calculations created by an independent firm with extensive tax and construction knowledge. At CSSI®, we create an engineering-based cost segregation study by analyzing your building and its assets within U.S. tax code guidelines. When an engineering-based study is performed, actual cost records and construction documents are reviewed, when available, and a site visit is completed. Our methodical approach identifies your commercial property’s individual components, which are included in your detailed cost segregation study.

How Does A Cost Segregation Study Work?

Most buildings are depreciated over 27.5- or 39-years. A cost segregation study re-categorizes a portion of your building into 5-, 7- or 15-year class lives. When the usable lives of these items are accelerated, your income is reduced, thus, reducing your income taxes. 

Within the first five years of building ownership, you could save up to $100,000 for every $1 million in building costs. Cost segregation has been recommended by the AICPA and many leading financial publications, including the Journal of Accountancy.

Stephen has had a varied career in the commodities trading, music, and event planning business. He’s also spent over 20 years consulting in the hospitality, restaurant, retail, and non-profit industries. After graduating with a B.S. in Accounting from Penn State, Stephen started in the Finance Division of Drexel Burnham Lambert.

Eventually, he moved to a subsidiary specializing in Foreign Exchange, Precious Metals, and Oil trading. Stephen left Wall Street for a completely new career in audio engineering which brought him to such diverse places as Africa, Southeast Asia, the former Soviet Union, and America. Stephen was a Regional Director for Legatus, a fraternal organization of Catholic CEOs and Presidents of mid to large size businesses.

About Edward Kierans

For a number of years, Edward worked as an Account Executive for several Financial Institutions, including Investec and GKN Securities. Over the last ten years, he has worked in the software industry throughout the U.S. for firms like Pearson, Aetna, and Scholastic.

He has always had a keen interest in Real Estate with a focus on the New York City area
When Edward is not working helping his clients extract value from their commercial RE Holdings, he can be found competing in Spartan runs, skiing throughout the U.S., or trying to learn Russian.
