Jim founded Cost Segregation Services, Inc. (CSSI) in 2003. Jim developed the method and process to bring the results of the Hospital Corporation of America v. Commissioner Court case to businesses across America. This court case affected depreciation accounting for commercial property owners and Jim’s method allowed business owners to realize the impact this case had on cash flow for U.S. businesses.
Jim speaks nationally at conventions and conferences. He speaks with CPA’s, Bankers, Real Estate brokers, Estate Developers, Real Estate Investors, Investment Advisors, and other professional business groups who want to know how to apply Cost Segregation and the Repair Regulations as part of their economic formula for success for their clients.
Jim recently developed the economic analysis method to provide the asset valuation study for owners of commercial properties affected by the 2014 Tangible Property Regulations. This regulation affects every commercial property owner in America. Jim also frequently speaks at conferences nationally, providing solutions for the regulation application.
Jim received his B.S. in Industrial Engineering from LA Tech University in 1972.
Jim is a proud father of six and grandfather of five. In his spare time, he enjoys playing golf and improving his handicap.
David Deshotels is Executive Vice President for Cost Segregation Services, Inc. (CSSI). He is a cost segregation specialist and has traveled the country speaking at both local and statewide CPA society events. He assists tax professionals with a process for understanding the opportunities and pitfalls of the Tangible Property Regulations (AKA repair regulations). As an expert on the tangible property regulations, David supplies a process for CPAs to first educate themselves on the regulations, as well as an interactive guide to learn and understand them.
In his past experiences, David was in front of and behind the cameras as a Public Affairs Specialist for the Corps of Engineers in New Orleans, La. after Hurricane Katrina. David worked with the national and international media and helped tell the story of the effects of the storm and the Corp’s process to rebuild the city’s hurricane protection system.
David’s unique ability to take the complex and tell a meaningful story was evident in the broadcast and documentaries in which he participated. Those same talents serve him well in explaining to tax professionals the process of understanding and applying the Tangible Property Regulations.
He is married, has one daughter, and enjoys completing DIY projects on his car and home in his spare time.
Warren Dazzio serves as Executive VP – Business Development for Cost Segregation Services, Inc. As a natural leader, Warren brings ethics and integrity into every aspect of his life and work. He spent the first 20 years of his career in ministry and has a degree in theology from Franciscan University in Steubenville, OH. He later pursued an advanced degree in Business and received an MBA from Louisiana State University.
Warren started and ran his own healthcare company from concept to market and he has extensive knowledge of sales and business development. Warren brings a team mentality to CSSI in supporting our extensive sales channels and helping to develop new products and services to bring to the organization.
Warren and his wife of more than 20 years enjoy spending time with their three daughters and their yellow lab. As a family, they enjoy all sorts of outdoor activities ranging from hunting and hiking to spending time at the beach.
Daphne White, Vice President of Finance, has worked in the cost segregation industry for almost 10 years. She holds a B.S. in Accounting and a B.A. in Management. Her role in the company is widespread, as she deals with the financial and operational aspects of the business, as well as strategic initiatives. Daphne is a candidate member of the Society of Louisiana Certified Public Accountants and is currently working towards her CPA.
Daphne is a Louisiana native who enjoys sports, traveling, and spending time with family and friends.
Robert is the Vice President of Operations at CSSI. Robert earned both his B.S. in Finance and his MBA from Louisiana State University. His role in the company is to ensure that the Cost Segregation Reports are completed in a timely and accurate manner. In addition, he assists various tax professionals and clients with the implementation of the studies and their related effects on their respective business.
Robert enjoys hunting and fishing along the Louisiana coast, as well as, playing golf in his spare time.
Kevin Jerry is the Executive Vice President of Sales at CSSI. Kevin was one of our most successful field sales reps before joining us as a Vice President in 2015.
Kevin comes from the corporate world with sales management positions at several Fortune 500 companies including Hewlett Packard and Ikon.
Kevin has become certified in the Tangible Property Regulations and performs CPE training on the Repair Regulations nationwide. Kevin has two Business Management degrees and lives in Baton Rouge with his wife Michelle, son Brock and Thor the German Shorthair Pointer and Andie the Terrier.
In his spare time Kevin is an avid weight lifter and discus coach. He loves working with athletes at all levels bringing fitness and strength to the lives of many seeking college scholarships and beyond.
Don joined CSSI in October of 2015. He brings Business Development experience of over 25 years, most of which has been in the engineering and environmental consulting space. Don is presently focused on introducing CSSI into new markets throughout the country due to his broad network of relationships.
As a veteran in Business Development, Don believes that CSSI has some of the finest people and product offerings that any company could provide.
Don says, “the future is so bright at CSSI as we continue to help so many people save money. It’s a total joy to bring good news to commercial building owners every day.”
Don received his B.S. in Biology at Southeastern LA. University in 1977.
Having been a high school and college All-American QB Don spends his spare time training young QBs’ and receivers.
Don is married to Kate Craig Griffin and they have 4 daughters and presently 2 grandchildren with a quiver that is growing.
Tim Ibbotson is a Vice President at CSSI. Tim is a native Texan and multi-generation Aggie (Whoop!) from Texas A&M University. Prior to CSSI, Tim worked in real estate, and during that time, he generated over 1,500 transactions that scaled to over 100 million in yearly volume. He draws on this experience heavily in his consultative practice with building owners and tax professionals. Tim routinely holds CPE trainings for CPA firms, and he attends and speaks at state CPA and EA society events. He is a member of ICSC, RECA, and is a regular panelist for various CRE groups.
In Tim’s free time, he can be found at his local country club playing golf or walking Milo, the best dog in the world.
Lee Shreve is an Executive Vice President at CSSI. He has been an integral part of CSSI for over 10 years. In addition to working with clients in a broad range of industries, Lee consults with tax advisors, financial/estate planners, architects, capital investment groups, and commercial brokers both domestic and international by sharing his diverse industry knowledge. Lee shares this knowledge by teaching Cost Segregation courses required for CPE’s. Lee brings a wealth of valuable insight, experience, and achievement to the CSSI clientele.
A native of Baton Rouge, Louisiana, Lee is an alumnus of Louisiana State University. Locally, he is actively involved with various non-profit arts and culture organizations with his wife, Paula. His personal creative pursuits include working with film, photography, and as a professional drone pilot.
